Going Places and Crash Course on Property Management

Yesterday, one of my very good friends who migrated with her family in Dubai went to our office for a surprise visit. She came back to the Philippines for two reasons: she misses our country and she wanted to undergo a short training on property management. She predicts that soon, the Dubai’s booming real estate sales industry would come to a halt after everything are sold, and there would be an immense need for property management specialists.

In our conversation, I remembered instantly about a site I used to come to which manages properties in Hilton Head South Carolina. I had a pending job application somewhere in Hilton Head SC in the past and that was the reason why I googled the place for possible places to stay in if and ever I get the job.

The moment I saw photos on Hilton Head, I instantly fell in love with the island. Island Getaway dot com offers the best accommodations in Hilton Head as well as provides information on the places of interest and activities that one may want to see and do while in the island.

Looks like property management is a good career to think about especially if you are going overseas. I was asked by a friend why in Marikina, there is no real estate or property management office while Makati has one and also, in Dubai, it is even a national bureau. I guess it’s because Marikina is a bedroom town where the large chunk of its land use is classified residential and landowners usually buy and sell properties in Marikina the old way — by selling or buying it directly from the owners or prospective buyers without hiring real estate sales people or property management specialists or consultants.

What exactly does a property management consultant do? They serve as liaison between landlords and/or management firm operating on the landlord’s behalf and tenant. Among the duties of property management include accepting rents, responding to and addressing maintenance issues, advertising vacancies for landlords, as well as doing credit and background checks on tenants. Property management companies gets lease commissions aside from charging landlords a percentage of 3 to 10 percent for rents collected every month. There are occasions also that they even manage homeowners associations or HOAs.
